On-Site Services & Appointments

To ensure availability, the following services must be booked in advance. 

  • Wellness: Professional massages (subject to therapist availability)
             - Fee: €39.90 for 45 minutes.
  • Cinema Experience: Rooftop or Garden sessions are by appointment only. 
             - Fee: €15.00 for 3hours.
  • Bar Service: A curated selection of drinks and beverages is available on-site. 
             - The Bar menu with the fees can be found upon your arrival at our place.

 

Terms and Conditions

1. Scope and Booking

By booking a stay at ModernInfluence, you agree to comply with our house rules and these terms. ModernInfluence is a boutique hospitality project specializing in short and medium-term lodging in Porto, fully licensed by Turismo de Portugal. 

2. Guest Registration: 

In accordance with Portuguese law (SEF/UCEF), all non-Portuguese guests must provide identification details for registration. This is a mandatory legal requirement for all hospitality providers in Portugal.
If guests fail to provide the required identification details, we reserve the right to cancel the reservation without any refund.

3. Payment and Fees

  • VAT: All prices for accommodation and extra services (Massages, Bar, Cinema) include the legal VAT rate of 23% (where applicable).
  • City Tax: The Porto Municipal Tourist Tax (Taxa Turística) will be charged per guest/night according to current local regulations.

4. House Rules and Common Areas

  • Pool Hours: The infinity pool is open daily from 09:30 AM to 09:30 PM (21:30).
  • Silence Policy: Guests are requested to respect quiet hours between 10:00 PM and 08:00 AM.
  • Common Areas: Use of the kitchen, rooftop, and garden is shared. Please keep these areas tidy for other guests.

5. Security and Video Surveillance (CCTV)

For the protection of our guests and property, a video surveillance system is active in all common areas (entrance, garden, and rooftop). Images are treated according to the GDPR and Portuguese law.

6. Damages and Liability

Guests are responsible for any damage caused to the property or equipment. In case of breakage or damage, ModernInfluence reserves the right to:

  • Open a claim through the booking platform used (Airbnb, Booking.com, etc.).

7. Cancellations and Refunds

  • Cancellation policies depend on the rate chosen at the time of booking.

8. Consumer Disputes (RAL)

In case of dispute, the consumer may resort to an Alternative Dispute Resolution entity:
